HL2/Source games Freezing

Whenever I attempt to play HL2 or CS:Source or any other source games, my computer will consistently freeze about 30sec into play. I've been in contact with Steam and they gave me a few suggestions, none of which really worked.

Both games used to work but I havn't played for 6 months and coming back, neither does!! I sometimes have a similar problem with other games (mostly Far Cry) but can't seem to solve the problem...

Cooling has been suggested but I've since fixed my cooling problems. I can run Doom 3, FEAR and other newer games, just not this.

System is as follows:
  • AMD Athlon XP 3200+
  • 1GB DDR400 RAM
  • RADEON 9800XT AGP
  • ABit NF7-S Mobo
  • 350W Antec Power
  • DVD Writer, Wireless Card, etc...

One other interesting thing, suggested to me by the people at Steam Support:

If I run CS:Source with command switch '-dxlevel 80', the 'Video Stress Test' works no problems at all. The only problem occurs when an actual game of CSS is started.
