dude, forget about buying a house at 20, unless you have the full purchase price in cash. no one will lend you the money, and no one in their right mind will cosign, because if you default, it affects their credit.

justin, we had building not stands... and i did save a decent amount of cash from that... and i stopped smoking weed like 2 months ago....


i got money saved but i doubt its enough for a decent down payment... houses around here go for 20k but its still alot....


i just dont wanna waste my money renting when i can buy, ya know?

yeah, 20K for a house is sweet zombie jesus low.

of course, a roach motel in the middle of a forest is a lot less expensive than a loft downtown.

As far as saving and shit goes, get yourself a nice savings account and divert finances into it for a few years until you get a nice fund built up.

A lot of people just don't go and buy houses and cars and businesses on short term notice and there's a gottdamned reason for it.

all i can say is put a huge down payment on it and pay attention to the fine print and interest rates. dont just settle for the first bank that accepts you. If you have a ton of greenbacks laying around, another thing to do to build your credit is open a couple small credit cards (ANYONE breathing can get those) make a few small purchases (under a grand) and pay them off immediately. this takes a bit more time to build up. Are you in a real rush to buy a house? Also, search online for "first time buyers loans". Theres a few govt programs that can help you out there. good luck!

Around here the typical run-down goes for about $80k and I live in a county where the residents get teased all the time about being "3-1-5-ers." It's a somewhat rural county and city slickers think we're provincial just because there are a handful of buffalo and cattle farms left. Never mind that most of Upstate is covered by the 315 area code.

Most places 20k wouldn't even cover the cost of the property the house was on.

I'm 22 and I don't even have a desire to own a house. It just seems like a waste of money. If I had money to burn, I'd probably get a fully furnished apartment instead of using old donated furniture from family like I am now.

I just picked up the Empire at War expansion. There's a new unit that basically uses captured Ewoks with bombs strapped to them as a weapon. I'm impatient to play now. Plus, the Empire gets a Death Star mk. In the EAW storyline one is in construction at Kuat as the Emperor's flagship. Timeline-wise this coincides with the construction of the mk. II. Conceivably, if you really want to nitpick about the EU, there could be a prototype at the Maw Installation that could have been moved before the Jedi Academy trilogy. The only EU books I have read are Dark Force Rising trilogy, Jedi Academy trilogy, and I, Jedi, so feel free to ridicule my theory.

Out here on our road a house with 1,640 square feet, full basement and sitting on 38 acres of land went for $18,000. Not a crappy place either. An adjoining parcel of land, 18 more acres, went for $2,100. Granted, you're 35 minutes from a city of any size but comparably speaking that's still not a bad deal. It might be worth one's while to check and see which pieces of property in an area are either being forclosed upon by a bank or are being sold for back taxes. Downtown, a 35 room mansion owned by a former US Senator, sitting on 40 acres, went for $28,000 which was the amount of back taxes owed. My own mortage payments were considerably less than rent payments and the house is mine.

IIRC, there was a Death Star prototype hidden in the Maw. It was basically a skeleton, but its Superweapon was operational. Also, wasn't the original Star Destroyer design developed there? So, if the Eclipse-class was developed according to the timeline suggested by EAW, and if the Emperor followed Tarkin's example and had a "skeletal" prototype in the Maw, and if the nearly completed Eclipse was used as a template to flesh out the prototype, and assuming both ships were able to make it safely to wherever, it's possible to have 2 operational Eclipse-class SSDs within 50 years of the fall of the Empire. I'd bet the warlord probably cannibalized several (thousand) Frigates of various design to do it.

I quit reading EU books when I saw there was an actual Star Wars section between Dragonlance and Forgotten Realms at the local bookstore. There is a ludicrous amount of craptastic novels. Oh, fyi, this thread gets 20 extra cool points because I'm watching RotJ on Cinemax as I write.

To be fair, a good deal of the EU stuff is pretty good. There are good moments, but there is also a lot of "meh, bleh, heh, weh."

My problem with the new jedi order is that they release 25 or so chronological books and start killing off people and planets with reckless abandon, and it's always the same shit with the jedi knowing wtf to do and the council and senate going 'no wait lol let's do this oh no shit we ****ed up we're dying here help us oh thank god you saved us you ****ing asshats why'd you go and do that for we're going to hate you now kthx bye' over and over again.

Although there are some cool moments with palleon ripping shit up, palleon is ++ in my book (get it loller)

And this whole new legacy of the force stuff is stupid. luke's running around trying to figure out what daddy was up to back in the day while jacen goes vader on everyone and starts busting an emperor on luke and mara's son, oh yeah there's also time travelling and other stupid shit but the one book about boba fett is pretty cool cause he's like "lol I'm 90 and I'm dying but I can stilll kick all of your asses haha noobs"

Land here goes for between $400 and $1,000 an acre depending on location and timber. A person here can be a property owner if it's done the right way and you look before jumping into things.

you need a credit score of at least 500. at least 3 trade lines over 12 months shown on your credit report. 20% as a down payment. a debt to income ratio of 40% or less. 12 months of bank statments. employment history for the last two years. residence history for the last two years. etc.. etc..

your debt to income ratio is all your monthy recuring expenses like car and credit card payments( not utilities etc.) added to your expected monthy mortgage payment divided by your monthly income. if that exceed 40% you chances are slim.

trade lines are credit accounts reported on your credit report. car loans, credit cards, student loans, etc. anything you make payments on. you need at least three in the last 12 months.

if your willing to pay a broker 3-10 thousand dollars to shop your credit around you may get lucky and get around the low credit score.

your best option is to get your score above 500 and try a company like greenlight financial, you know 8-6-6-66- faster youve got the greenlight!!!! they have favorable rates, are a direct lender and have zero upfront costs. all appraisal, title, flood certs, etc. are all included in the "green fee" which is either $395 or $995 depending on the loan package, they even send a notary to your house to sign the loan papers. then the green fee is added to the loan amount so you pay zero up front. you can also apply be aproved and even sign the loan documents and still cancel for any reason at any point without any obligation. you are limited to three days after signing the loan documents though, and that part holds true with any home loan because of a federal "right to recision act" but with any other company tou will loose any upfront fees you have already paid

owning is definitely a wise choice. even if its a crap box of a house, with a little maintanance and fixing up, just sell it a few years later and make a few bucks. unless they put a toxic waste dump next door or you let the house fall apart, the value will only go up. kudos to you for wanting to own your own home.

and renting opens up pandoras box to problems with landlords, especially being 20 years old. when i was 20, we were know to have a party or two, and being that i was renting, i had to pay out the ass for that hole in the wall that closely resembled the exact size of my head. sooo many security deposits were lost in the road to home ownership in my case.
